Our Team

Bil-Mar Management is focused on the management of multi-family residential and commercial properties on the north side of Chicago. Martha and Bill Moran opened their first office on Armitage Avenue in the mid 1970’s and from the beginning built their business with the simple philosophy that both staff and tenants are important to the company. Through the years the Moran’s have been in real estate sales and development but eventually elected to concentrate on property management.  Bil-Mar Management manages only properties in which its principals have a significant investment, thus avoiding potential conflict of interest.

Bil-Mar has an experienced staff that is dedicated to quick responses to the needs of current tenants and inquiries from prospective tenants.  Tenants are viewed as invaluable partners that directly contribute to the quality of life in our buildings and the continued success of Bil-Mar. Inquiries from prospective tenants are handled in an efficient and courteous manner and are thoroughly investigated.  Our goal is to place qualified residents in our properties who will be good neighbors to our existing tenants.

Our Team

  • Robert Kuta
    VP/Property Manager

    Robert Kuta joined the company as a member of the maintenance crew in 1986. It was not long before he was promoted to management. Bob is in charge of the day to day management of the properties, dealing with leasing, tenant issues, maintenance, sub-contractors, as well as the financial issues of the company. Bob is also a licensed real estate broker.

  • Michael Bennett
    Operations Manager/Property Manager

    Michael joined Bil-Mar in 2016 after moving to Chicago from Seattle and getting his real estate brokers license. He now manages buildings in Rogers Park, Ravenswood, and the Gold Coast.

  • Trisha Bennett
    Property Manager

    Trisha grew up in the family business. After spending several years in Arizona and Washington State, Trisha returned to Chicago in 2007 and joined Bil-Mar Management as one of our property managers. She is now a part time property manager for Lincoln Park, DePaul, and Ukrainian Village.

  • Maurice Lee
    Property Manager

    Maurice Lee originally joined the company in the early 1980’s spending over 5 years with us before moving on to another company. Since his return to Bill-Mar Management in 2009, Maurice continues to be one of our most experienced and capable managers.

  • Sandra Lebron
    Property Manager

    Sandra joined the firm in 2001 as a receptionist for “Skybridge” one of our past sales office, She rapidly moved to secretary in our main office and then to office manager. She is now a full time property manager for several of our Rogers Park properties.

  • Isabel Gonzalez
    Office Manager & Property Manager

    Isabel joined the team in December of 2017. She’s a Chicago native, born and raised in Rogers Park, and a DePaul graduate. Isabel handles our day-day office needs; she’s new to the property management world, but eager to learn.

  • Meredith Moran
    Project Manager

    Literally born into the business, Meredith spent much of her childhood tagging along to the office and various properties. After working in all areas of the business, Meredith is now the person who handles our out-of-the area properties. With a background in design and development, Meredith is responsible for special projects both in Chicago and other areas.

  • Martha Moran
    President

    Martha has been involved with Bil-Mar since the purchase of their first property in the 1970s alongside her husband, Bill Moran. Bill’s dynamic personality was a driving factor in the success of the company and was a force in Chicago’s real estate until his death in 2012. Since that time Bil-Mar has been under the solo direction of Martha.
